description This work deals with the growth of different gated communities developments in the city of Mar del Plata, Buenos Aires (Argentine). Indeed, it is a phenomenon that has not gone unnoticed and where urban developers offer all kinds of comforts. The infrastructure available to private developments, the morphology they present and the social representations they generate transformed the local territory. In turn, such changes are linked to the processes of socio-territorial fragmentation that took place in the large metropolitan areas of the region and the country. So, the general objective of the work is to investigate the actions of different social actors in order to consider the territory from the urban transformations given in the vacant spaces due to the development of different closed neighborhoods. For this purpose, the last Strategic Plan of the city (2013-2030) will be considered as well as other public and private undertakings for the occupation of the territory. Thus, the present work tries to contribute to the study of the social construction of space and the role played by the different social actors in the territorial ordering of a city. In this case, the article pursues a double purpose, namely: a) Highlighting urban transformations and the expansion of gated communities in the south periurban area of the city of Mar del Plata, and b) Examining the role of public and private actors and his intervention in urban areas. Finally, the study showed that the proliferation of closed urbanisations and the urban transformation of the southern territory of the municipality find a foundation in the current regulations in the Strategic Plan, which does not consider the area when planning the growth of the city. The confluence given by the regulatory omission and the lack of state presence causes new scenarios of urbanization. Thus, gated communities projects - at local level - would be the result of the interaction between the action of state agencies, the real estate market and the private agents that define their growth and expansion in the southern sector of the city. The work starts from the last Strategic Plan (2013-2030) and is contrasted with the urban proposals of other public and private enterprises. The analysis was reinforced with methods of bibliographic compilation, statistical studies, interviews with private agents and design of applied cartography.
